
HUTCHINSON, Kan. — The Hutchinson Planning Commission will have a public hearing on a case to amend zoning for an unbuilt subdivision near 30th and Lorraine during its meeting on Tuesday.
According to agenda documents, the applicant is requesting a zone change on lots in the Monarch Meadows subdivision, generally located northeast of 30th Avenue and Lorraine Street. Details of the request include:
1 Lot – Zone change from C-3 Outdoor Commercial to R-3 Moderate Density Residential
1 Lot – Zone change from C-3 Outdoor Commercial to R-5 High Density Residential
32 Lots – Zone change from R-3 Moderate Density Residential to R-5 High Density Residential
The applicant plans to develop the property with single-family detached homes. The change in zoning will allow the applicant to increase the number of lots by decreasing the lot sizes.
The R-3 district requires a minimum lot size of 9,000 square feet for single-family detached dwellings, whereas the R-5 district requires a minimum lot size of 5,000 square feet. As currently platted, most lots in Monarch Meadows II are around 9,000 square feet. The conceptual lot layout provided by the applicant shows a planned 44 lots around 7,000 square feet, an increase of 10 lots as currently platted.
The subject site was platted as Monarch Meadows II in 2004 but has remained undeveloped since then.
The applicant plans to submit a replat of the property following the approval of this zone change.
Although the applicant has plans to develop the property with single-family detached homes, the R-5 zoning district would also permit multi-unit living and two-unit living by-right.
The Hutchinson Planning Commission meets Tuesday at 5:30 p.m. in the City Council Chambers at City Hall.
