New obituary policy

HUTCHINSON, Kan. — Reno County Appraiser Michael Plank reported to the Board of County Commissioners on Wednesday about the real estate activity in the county.

"People create value by their actions in the real estate market and we are simply reporting on and interpreting those actions," Plank said. "After analyzing over 1,200 residential sales for validation last year, we're on a similar pace for in terms of number of sales this year. We're trending to have over 1,200 sales again, just residential."

Validated sales are the ones used in the county's valuation process at the end of the year. 

"Sales are validated according to the definition of fair market value found in statute, specifically 79-503(a).&nbsp; The average validated sales price for residential property countywide increased by a little over 6% in each of the last five years and throughout the first eight months so far in 2024, we have seen the average sales price of validated residential sales remain steady compared to last year."

Just because prices are steady doesn't necessarily mean valuations will be.

"The current real estate market continues to drive up residential values here in Reno County because inventory is still low, it's still near historical lows and demand remains high," Plank said. "Throughout the first half of 2024, sales prices have leveled off like we just said and remain steady in comparison with our 2023 sales. We do not expect to see a drop in the local housing market, especially considering the projected interest rate cuts. There are always exceptions, but for the most part, residential property in Reno County is still selling in less than two weeks and selling at or above its listing price. While the market has leveled off, preliminary trend studies for the 2024 valuation coming up here next January indicate that we are looking at another increase in property valuations."

This has more to do with the hot market in the last few years than anything.

"Here in Reno County, we utilize the last three years of sales when setting up our modeling. Using three years of sales in our modeling has the effect of keeping valuations from overreacting to fastupward changes in the market or when the market levels offer slows down, then it is equally slow in reacting to that trend as well. For this upcoming valuation cycle, we'll be dropping off our 2021 sales and modeling in our 2024 sales."

Plank said his staff has been able to resolve most of the appeals in his office.

"Staff was able to provide hard sales data, show trends, demonstrate general knowledge of the local housing market, and explain our statutory duty to value property at a figure derived from local market activity," Plank said. "Once people understand what our office does in terms of reporting on the market and to a certain extent, at least how we do it, it often answers most of these types of questions, even if they aren't necessarily happy with the answer or the results."

Reno County has once again been certified as being in substantial compliance with PVD, which is the highest rating a county can get for valuing accurately according to statute.&nbsp;

Appraiser says valuations likely to go up in 2025

HUTCHINSON, Kan. — Per Aspera, a play written by Heidi Unruh, takes the stage at the Flag Theatre in Hutchinson this weekend. The play is about the impact of the space program on the families of the astronauts.

"The idea for this play started about 15 years ago,"&nbsp; Unruh said. "I was reading a picture book autobiography of Buzz Aldrin to my son, my young son. And that got me interested in the life stories of astronauts, and the more reading I did, so many amazing stories come to light."

The stories of the difficulties the astronauts faced will take you through many emotions.

"Some are shocking, some are tragic, others inspirational and heroic," Unruh said. "I guarantee you will be surprised by some of the history. Everything in the play is based on historical fact. It's told in an imaginative way, but all the main characters and the incidents described in the play are absolutely real, except for the time travel. That part I made up."

According to director Craig Williams, taking on a brand new play provides opportunities and challenges. Unruh is glad they were willing to go on the journey with her.

"I'm so, so grateful to Family Community Theater and Craig and the rest of the crew for taking this play on," Unruh said. "They took on a chance. They were going into the unknown with me. The opportunity to work, like Craig said, with a cast that brings to life the play in some ways I could not have dreamed of when I wrote the script. There've been a few changes, but I think all for the better."&nbsp;

Local playwright sees vision come to FCT stage

HUTCHINSON, Kan. — Sunshine Meadows in Buhler is still looking for clients to fill its new&nbsp;Selah Memory Care unit that opened last week.

"We're looking for people to serve that still are able to get around," said Nathan Spencer with Sunshine Meadows. "They don't need a wheelchair. They can move around independently and then also, they can do their own activities of daily living as far as like getting dressed and feeding themselves and stuff like that. That's kind of a level of care that this will be, but obviously still having a diagnosis of Dementia or Alzheimer's and have that cognitive decline and need the special services."

There are still eight openings in the twelve bed unit, according to Spencer.

"Studies have shown that the more interaction that you have, the more you know," Spencer said. "That one-on-one activity and keeping the mind active, it's something that can delay the downward spiral."

This would enter that person into the continuum of care there as well, so that they could be moved when the need arises.

"Once they would get to a place where they wouldn't qualify for the criteria back there, really that being the mobility and the ADL's, then we would look at transitioning them over to our nursing in general or even in our memory care that we have inside of our skilled nursing building," Spencer said.

HUTCHINSON, Kan. — Tara Urban, a Special Education teacher at Allen STEM Magnet School, is the September Allen Samuels CDJR Teacher of the Month.

"I teach K-2 Communication and Social Skills," Urban said. "I work with students who typically have an autism diagnosis, are developmentally delayed, or are non-verbal. For the most part, they are non-verbal. Some have a little bit of oral language. Those that do have some oral language, we're working on those skills."

Urban said she uses a lot of strategies to find out what the kids are thinking.

"I try to teach a variety of methods and find adaptations for them to use," Urban said. "Some of my students, we use gestures or what we call a PECS system, which is just a picture communication board. We also have students who use AAC devices, which are augmented communication, so they have words or pictures on like an IPad, and they can tap it and it speaks for them."

Artificial intelligence tools may actually be able to help these kids communicate, once it develops further.

"I think that there's a possibility of it helping," Urban said. "In the future, being able to do an assignment, instead of, some might struggle with fine motor, so they are not able to write, so they can do speech-to-text, then."

Urban said a lot of her students are included in the regular class for much of the day and that is a good thing, because the general education students make an effort to include her students whenever they can, both in class and at recess.

Students in Urban's class received a pizza and ice cream party, thanks to Pizza Hut and Braums on Monday.

Special ed teacher is Teacher of the Month for September

HUTCHINSON, Kan. — Grace Health Day is coming up on Saturday at Grace Bible Church at 1221 East 33rd in Hutchinson. The dental portion of the day actually started several years ago, according to Dr. Grant Ringler. 

"Back in 2015 through 2019 we did, it was called Dentistry from the Heart, but due to COVID and such we stopped doing that and they actually went out of business," Ringler said. "They were a 501(c)3, but we've started a new 501(c)3 and it's called Grace Dental Day Inc. and we started up last year with our Grace Dental Day in conjunction with Grace Health Day that goes on at Grace Bible Church. We do our dental thing over at my office and then Grace Health Day is going on just right across the pasture north and east from my office is Grace Bible Church and Grace Health Day is going on at that time."

All the screenings on Saturday from 8 a.m. to 3 p.m. are free.&nbsp;

"We've done this in many countries around the world," said Pastor Josue Pineda with Grace Bible Church. "We were like, well, there's also need here in Kansas and especially in Reno County and in Hutchinson so we decided to start it last year. We noticed there's a lot of health professionals in different areas within our community and some alliances we've done like with Wichita Optometry and stuff like that and they're willing to give their Saturday off and come and serve the community offering besides the dentistry that Dr. Ringler mentioned, chiropractic, optometry, physical therapy, counseling, sexual health services, even haircuts."

There will be transportation for those that live on the south side of town up to the event from George Pyle Park at 118 South Poplar.

"It's at George Pyle Park, in front of the city offices," Pineda said. "We're so thankful that Central Christian School provided the bus for us for them to transport whoever is able to come every hour 8, 9, 10, 11 till till we're done to provide transportation from downtown into our building."

The goal is to serve as many people as they can. They served around 300 people in 2023.

Grace Health Day is Saturday

HUTCHINSON, Kan. — It's time once again to get your flu shot for this season.

"Prevention is much better than actually getting a virus," said Karen Hammersmith with the Reno County Health Department. "That's why we offer that flu shot every single year. They study what is circulating in the southern hemisphere, and then we try to work on getting the flu virus that's going to match that, and then we get that out to all the people."

The flu vaccine is going to be different this year, with three major strains down from four in previous years.

"You can get a flu shot absolutely anywhere nowadays," Hammersmith said. "Any of the pharmacies carry it, Medicine Shoppe, Walgreens, Walmart, Hutch Clinic, Prairie Star, the Reno County Health Department, we all carry flu shots. It's very, very effective and we want to get it to absolutely anybody. We offer it through those that don't have insurance and to those that do as well, but we do have some that if you are uninsured, we can get you that vaccine at a very low cost where other people can't do that when they're for profit, but we want everyone to get a flu vaccine."

If you don't have insurance and plan to get your vaccine from the health department, call ahead.

"It is very helpful because we could run out of the vaccines that we have on hand," We get a very limited number of those that are free to clients. Yes, if they could call and make an appointment, that would be the best thing."

BUHLER, Kan. — Buhler USD 313 held two ribbon cuttings for its new child care facilities on Monday morning.&nbsp;

The first was held at Buhler Beginnings Daycare, located inside of Buhler Grade School, while the second was held at the Crusader Corner Daycare at 509 East 56th in Hutchinson.

"I wanted to look at daycare back in 2015-16 and it's finally coming to fruition with some grants," Buhler USD 313 superintendent Cindy Couchman said. "This was not done in isolation, this is a huge partnership with a lot of people."

Couchman praised the people behind the scenes that made the daycare facilities possible.

"We have our board of education members here that have been so supportive of the expansion. We have Simpson (Construction) and Landmark (Architects) here that have been amazing partners to work with through all three of our projects, both the Ad Astra (Academy) and our two daycares."

The process to get things off the ground was a pretty simple one.

"We found out about the Child Care Accelerator grant last March and we wanted to join, so we put a proposal in," Kyle McClure, the Director of Curriculum, Instruction, and Assessment PK-5th Grade said. "We found out Reno County had a whole group working on a grant together, so as Cindy mentioned, it's bigger than just us. We're super excited to be a part of&nbsp; the solution for child care in Reno County. Reno County is actually on the forefront of the solution. We hope to partner even further with some other organizations to find some efficiencies, fiscally and in HR wise."

The two daycares will provide several families with child care moving forward.

"We'll have about 85 slots," McClure said. "The county in total is adding about 300 across all of those projects, so about 30 here and about 55 over at Crusader Corner. It is really an innovative thing that Reno County is doing in child care. I had my own children and it was just a stresser trying to find daycare."

Cherish Kelley will coordinate and oversee the two daycares. Both locations are nearly completely staffed and are seeing some children as part of a soft opening.

"We're very close to being fully staffed," Kelley said. "We have about 12 all together in all of the rooms between the two locations."

Couchman says the school district will continue to add more kids as the weeks go on.

"I think it was very advisable," Couchman said. "When you're not ready for that much, that was a lot to figure out procedures and policies."

Buhler USD 313 holds ribbon cutting for child care facilities

HUTCHINSON, Kan. — Dr. John Walker with Central Christian School in Hutchinson told Hutch Post they are well on their way when it comes to fundraising for their child care project.

"We've been using modular units for our preschool and child care center since 1980, and they have lived past their prime. By God's grace, we were awarded some monies through the accelerator grant. And then we've had lots of individual donors who have helped support this project. We're just so grateful for the funding and that kind of thing, to date, we're about 85% funded. We've got about a gap of about $300,000 left to go, which is just astounding. On a $2.1 million project, we've got $300,000 to go."

CCS has agreements in place with Superior Boiler and BOLD 3PL to have them contribute to the construction.

"That's kind of the idea is to have businesses partner with us financially and in return helping reserve some spots for them in our facility when it's completed, so that they've got opportunity for child care when they're recruiting staff members or they need child care," Walker said.&nbsp; "As you know, one of the things that I hear as I talk with constituents is, well, we'd like to hire these people or these persons, but we can't because we can't find child care."

Walker would be open to more of those arrangements to finish out the project.

"Give me a call at the school 620-663-2174," Walker said. "I'd be happy to talk with you about that. We have been in contact with several other organizations in Reno County about a partnership of this sort, and so potentially there's movement that could go further. But if an organization is interested in supporting and having that type of service, please contact me."

CCS in home stretch on child care project

HUTCHINSON, Kan. — Kansas State Fair General Manager Bryan Schulz updated Hutch Post on the progress of repairs and construction at the Bison Arena.

"The committee met with the architects last week," Schulz said. "We are now looking at phase two, which will start the interior of the building. That will go out, probably in the next month to six weeks. That will do probably half of the floor on the east side, restrooms, the possibility of the meeting rooms, the air handling units and all of the life safes that will go into that."

Work will be happening on that building soon on the outside.

"They've already started on the outside of the building," Schulz said. "They've done a lot of the tuckpointing already. They will start Monday with all the windows. Then they will start on the roof and the doors. By next August, the whole outside of the building and some of the inside work will be completed with phase one."

It depends on how quickly the inside bids come back how quickly some of that space could be used.

Bison Arena project plans going forward

HUTCHINSON, Kan. — Creighton University economist Ernie Goss talked to Hutch Post after the Federal Reserve cut interest rates by 50 basis points in their first rate cut since March 2020.

"They did not reduce the long-term interest rates," Goss said. "That was short-term interest rates. That would be the prime interest rate from 8.5% to 8%.&nbsp; If you look at the recessions, the last 10 recessions, what happens at the beginning of the recession? The Fed cuts, takes big whacks off the interest rate."

Goss is dubious about the impact of this cut.

"They're trying to lower the cost of borrowing and head off a recession, which is not going to do it," Goss said. "You're going to have to they'll reduce rates again on November the 6th and 7th when they next meet. They say they whipped inflation. Well, they didn't whip inflation. The core CPI is still around 3 percent, which is well above their target of 2 percent. They whipped, at the time they thought they were whipping inflation, they whipped the economy."

Goss believes this is too much turning of the rudder.

"That's the problem, in my judgment," Goss said. "Every time we see a real problem, we overreact. I mean, you overreact on the up, you overreact on the down. They bailed out three banks in March of 2023. That should not have been done. I mean, in other words, failure is a part of the system. But now we've got a Treasury and it's both Republicans and Democrats, the Treasury that says, well, we can't allow that to happen. Yes, you can, and unfortunately, they will not. And the Fed's now saying, well, if you're too big to fail, we won't let you fail."

Goss thinks that economically, we may need to live with a little pain, at the risk of overreaction and causing more.

🏈 Week 3 area high school schedule

HUTCHINSON, Kan. — This is alumni weekend at Central Christian School in Hutchinson. Dr. John Walker is encouraged by what happens when alumni return to visit.

"The best part about education is the relationships that are built over time with classmates, with former teachers, former administrators, coaches, that kind of thing," Walker said. "Those relationships don't last just the time that you're there when you're a student or you're a coach or a teacher or administrator. They last for a lifetime, and so it is really a blessing to have people come back onto our campus."

Walker knows that it isn't about the facilities, though those upgrades are nice, it's about those relationships that have been built over time.

"When the alumni come back and they start showing pictures of their kids and their grandkids, and in some cases their great grandkids, it's such a blessing to see those people connect with other people, to share photos, to swap stories, to remember the good old days and the stories from the locker room, the stories from the field, the stories from the court, the stories from the classroom, the extracurricular activities, and how they've connected with each other over the years."

Walker invites anyone from the area to come, whether they've ever been to Central Christian or not.

"Members of the community, if you're interested in checking out CCS and want to come check out the facilities and that kind of thing, we'd invite you to come to the football game on Friday night. Come back Saturday morning for the craft fair, for the chili feed. That all begins at nine o'clock. Chili feed at 11 o'clock. Tours happen at 11 and one.&nbsp; We're located at 1910 East 30th Street here in Hutchinson."

Alumni weekend at Central Christian Friday and Saturday

LANGDON, Kan. — Kyle Finder took over the Fairfield High School football program prior to the 2023 season with a bare cupboard. The Falcons had went 0-9 in 2022, and were&nbsp; 6-75 since the 2015 season.

"The kids were tired of losing, and the community was tired of losing," Finder said. "You saw the immediate buy-in. I showed up the first day and the weight room was packed. Just the commitment level the kids have put in has been outstanding."

Finder and the Falcons finished 1-8 in 2023, with it's only win coming in its final game of the season over Hartford, 56-46. The win ended a 17-game losing streak for the Falcons.

"That win summed up our entire season," Fairfield head coach Kyle Finder said. "It was a hard fought game, and our guys really didn't know how to celebrate. We had to take some time to almost teach them how to celebrate with what was going on. The smiles on their face meant everything and it was a great way to end the season."

Fairfield is off to a 2-0 start this year with wins over Hartford (54-26) and Pratt-Skyline (30-12). The two wins were very different from each other, as Hartford was more of an air-raid offense, while Skyline wanted to ground and pound.

"We feel comfortable just going up against different styles," Finder said. "We feel we have a good game plan going into each week, it's just going to come down to the players playing and the coaches coaching, and hopefully we can get things to roll our way."

The Falcons will host Reno County Homeschool tonight at 7 p.m. in Langdon. The Sabres have put up 118 points through the first two weeks in wins over Stafford and Norwich.

"They are very athletic and don't make many mistakes," Finder said. "They are very well coached with coach Smith over there. He was actually my high school coach for two years of high school. He has done a real nice job with that program. They've got a quarterback that can throw the ball on a rope, so it's going to be a real test for us trying to slow down their passing attack, but also their rushing attack as well."

The last winning season for Fairfield High School football came in 2014, a 5-4 finish.&nbsp;

"It's been a long time and these guys know it and the community knows it," Finder said. "I think it's been since 1995 that we have made the playoffs, so we're just going to take it one game at a time, but feel like we can get there this year."

Over the past nine seasons, the Falcons have been outscored 4,188-1,038. During that stretch, Fairfield is averaging 12.8 points, while allowing 51.7 points.

"They talk about it being fun to go to practice now, it used to be that they'd go to practice dreading some things. Even last year when we were trying to build the thing, they would go to practice knowing that we're going to get beat on Friday night. That hasn't been the case this year. It's one of those things where guys are looking forward to it, and people are stepping up to help and the community has bought in. It's been a real nice change of pace. There is just a different feel in the hallway this year."The process of getting the players bought in hasn't been easy for Finder and his staff, especially with most players having to balance summer workouts with working on the farm."One of our captains, Chase Combs is getting the feed ready the night before just so he can feed animals before 6 a.m. weights," Finder said. "After he'd get done with that he'd go to basketball practice and then go home to work. There are just a lot of guys that make those sacrifices just so they can be a part of this. Another thing is our school doesn't sit in a community, so everybody has to drive a ways to get to weights, so there is also a financial sacrifice they have to make as far as it goes for gas money and it can just be a challenge, but our guys have been up to the challenge."Fairfield is led by its rushing attack, which has produced 629 yards through the first two weeks, nearly eight yards per carry. The ground game is led by senior quarterback Connor Fowler, who Finder wanted to increase his production, but decrease his workload this year."It has been a real joy to watch," Finder said. "He's been over 100 yards rushing in both games on 14-18 carries a game. A lot of that has been thanks to guys like Brodie Snodgrass stepping up, Gage Brown, William McIver, Jalen Busick, a freshman for us, those guys have stepped up for us and have been able to take some carries here and there."Finder says Snodgrass is off to a strong start with over 100 yards rushing in the first two games, as well."We knew Brodie has the athleticism, we just wanted to find the right place for him to be successful," Finder said. "He's scary fast in the open field and is not afraid to run through a guy as well, even though he's one of our smaller backs. He played the second half of the Hartford game on a swollen/sprained ankle and goes for 193 yards and four touchdowns."The 300-plus yards rushing per game through the first two weeks is due to a lot of big blocks put on by the offensive line."We have a very young offensive line, but we have a very experienced offensive line," Finder said. "Most of them were freshmen, sophomores or juniors last year, and even though we have this experience from last season, we still only have one senior on that offensive line this year. These young guys have really taken off, guys like Gavin Foster just playing aggressive all the time, Garrett Lanning, Chase Combs, two guys that we just love being mean up front. Lukas and Layne Schwab have really set the tone for our tight ends and do a really nice job with that. Steven Nisly has been an addition this year that has really helped out, and Dominic Sader is another guy that when he's called upon does a really nice job for us up front."As Finder continues to try and turn the Falcons' program in the right direction, he looks back at the path that has led the former Kingman County kid back to this area after coaching in far northwest Kansas."Going out west was a real blessing, because I was able to get into coaching," Finder said. "I had never really seen an eight-man game, and then we dropped to six-man, which I had never even heard of before. I learned a ton out there, but it got to be kind of old traveling six hours to see my wives family in Kansas City and four hours to see my folks. We just had our first child last summer, so just getting closer to family has been a real blessing. We loved Tribune and the people out there, but it was time to get back closer to home.
