Council approves zoning change

The Hutchinson City Council approved a zone change Tuesday night for a 14-acre site at the northeast corner of 36th Avenue and Monroe Street, shifting it from an R-3 Moderate Density Residential District to an R-5 High Density Residential District.

The rezoning, case number ZA25-04, had been tabled during the May 6 council meeting. Community Development Director Matthew Williams updated the council on revisions to the ordinance, including a protective overlay limiting the site to single-family residential use.

A tentative layout proposes lots ranging from 6,500 to 20,000 square feet, with two access points connecting to Monroe Street.

Williams explained the platting process, which involves subdividing the land into smaller parcels for development. Preliminary and final plats will be reviewed by the planning commission, allowing for public comment before returning to the city council for final approval.

Gilbert Properties LLC is the applicant for the site, with Garver LLC serving as the engineer. Kenneth Lee of Garver said infrastructure design will follow final plat approval, with the city overseeing construction and lot owners responsible for special assessments.

The next Hutchinson City Council meeting is scheduled for 5:30 p.m. Tuesday, June 3, at City Hall, 125 East Avenue B.
