HUTCHINSON, Kan. — Home sales across the Mid-Kansas region declined sharply in August, while the number of contracts written increased from a year earlier.
The Mid-Kansas Multiple Listing Service reported 102 homes were sold during the month, down 27.1% from 140 sales in August 2025. Total sales volume fell to $21.4 million.
The region’s median sale price was $188,500, compared with $189,000 a year earlier. The average sale price rose 6.9% to $209,957.
Homes sold in August spent a median of 16 days on the market and generally received 100% of their listed prices. The average time on the market was 40 days.
Reno County recorded 51 sales, a 20.3% year-over-year decline. The county’s median sale price fell 1.2% to $150,000, while its average sale price decreased 1.3% to $184,076. Reno County homes spent a median of nine days on the market.
McPherson County recorded 29 sales, down 12.1%. Its median sale price increased 9.4% to $232,500, while the average rose 18.2% to $262,207.
The Pratt market, which includes Barber County sales reported through the MLS, recorded four sales. That was a 63.6% decline from August 2025.
The Mid-Kansas region had 289 active listings at the end of August, up slightly from 287 a year earlier. That represented a 2.4-month supply of available homes. The median list price was $215,000.
A total of 135 contracts were written during August, up from 120 during the same month last year. Another 163 contracts remained pending at the end of the month.
