City council to meet tonight

The Hutchinson City Council is scheduled to meet at 5:30 p.m. tonight, where it will revisit a proposed rezoning near 36th Street and Monroe Avenue. The item was previously tabled during the May 6 council meeting.

The proposal involves a request to rezone a currently vacant parcel from R-3 Moderate Density Residential to R-5 High Density Residential. Despite the shift in zoning designation, a protective overlay has been proposed that would prohibit the development of duplexes and apartment complexes on the property. This means only single-family homes would be allowed, aligning with the character of surrounding neighborhoods.

City planning staff have recommended approval of the rezoning, citing that the request conforms to the city’s adopted plans and policies. They also noted that the property has remained undeveloped for decades under its current zoning.

While city staff acknowledged concerns raised by nearby residents, they emphasized that traffic, drainage, and utility access will all be addressed at the time of platting. Additionally, staff concluded that the change is not expected to have detrimental effects on adjacent properties.
