
Home sales across the Mid-Kansas region declined slightly in July while the number of homes available for sale increased compared with a year ago.
A total of 152 homes were sold across the region during July, down from 153 sales in July 2025. Total sales volume reached $31.3 million, also down from the same month last year.
Despite the slight decline in sales, home prices continued to edge higher. The median sale price was $190,950 in July, up from $189,000 a year earlier, an increase of about 1%.
Homes that sold during the month continued to move quickly. The typical home spent eight days on the market, with properties selling for an average of 100% of their list price.

Inventory increased from a year ago. There were 292 active listings across the Mid-Kansas region at the end of July, compared with 273 at the end of July 2025. That represents an increase of about 7%.
The available inventory amounted to a 2.4-month supply of homes. The median list price among homes on the market at the end of July was $219,900.
One indication of potentially slower sales activity in the coming months was a decline in newly written contracts.
A total of 93 contracts were written during July, down from 139 in July 2025. That's a decline of about 33% from a year earlier.
There were 119 contracts still pending at the end of July.
The July figures show a Mid-Kansas housing market where completed sales remained relatively steady compared with last year, while buyers had more homes to choose from and the number of new contracts declined significantly.
